As a Realtor ®, we will conduct a Comparative Market Analysis on your home. A CMA is a comparison of past sales and properties currently for sale that will help determine a price range to sell your home. You can also consult a licensed appraiser to determine the home's value.
Like most homeowners, you have spent a lot of time making your home your own. Start by packing up your photos, collectables and any other personal items. You will be staging your home because you want perspective buyers to envision themselves living in your house, not someone else’s home.
According to a survey by the National Association of Realtor ®, 80% of people across the country who bought a new home last year used the Internet while house hunting and rated photographs as the most useful tool in their search. Because of this, we have quality photographs taken that represent your home in the most appealing way.
A sign in the yard used to be the sole way to advertise a property, but not anymore. The internet has changed the way we do many things and advertising a home is one of them. Vonesh Properties embraces these new technologies when selling homes. Your home is placed on the Multiple Listing Service (MLS), Realtor.com and many other sites to reach potential buyers. We still offer the traditional open house with our services, but why not have a 24/7 open house?
Usually, on a few hours notice you will receive a call that a prospective buyer wants to view your home. Make sure the house is in order, turn on all the lights and the buyer's Realtor ® will bring their clients through your home, hopefully resulting in an offer!
When an offer is presented to you, we help negotiate the best deal. The amount a person is willing to pay for your home is the first item people look at, but there are many other equally important items. You have to take into account all the negotiable items, from earnest money to closing date.
Part of the sales process is allowing the buyer to have a licensed home inspector go from the basement to the roof making sure everything is working properly. In addition, attorneys play a crucial role in real estate transactions. They not only review the contract, title and all necessary paperwork, but they negotiate any necessary items in the inspection report. Check out our resources page for both inspectors and attorneys or contact one of your choice.
On the day of closing, all the parties involved meet to finalize the transaction. As the seller, you sign the home over to the buyer. In most cases, you receive a check for the proceeds of the sale. All of this is under the direction of both parties' attorneys and a closing agent.
Congratulations, you've sold your home! We've probably helped you find your next home and you will close on it in the same day, but if not, it's time to start looking!
Entire books have been written on the buying process. This information is meant as a general overview to get you started. Each transaction is unique and there will be exceptions to every rule. Employ us as your Realtor ® and we'll help you navigate thru every part of the process.
